Relay races are won or lost in the handoff, when one runner has to get the baton safely into the next runner's hands. Too often, loan officers make every mortgage handoff themselves, losing hours to repetitive file work instead of spending time with borrowers. nCino's new Loan Officer Productivity Suite takes those handoffs off their plate, carrying loans flawlessly from initial inquiry to clear to close. Qualification determinations can be made up front, not at underwriting. Pre-approvals and disclosures go out automatically. Underwriting findings become clear next steps. Conversational AI answers loan officers' pipeline, loan file, and GSE guideline questions and handles routine follow-ups on the LO’s behalf. Loan officers can even connect their own AI agents directly to nCino Mortgage, cutting out screen-switching. That's a lot of baton passing without breaking stride. Push loans to the finish line with nCino Mortgage.

“The lenders that create lasting competitive advantage won't simply buy AI, they'll own the intelligence that powers their business. That's why we built the JazzX AI Platform. While others are buying AI tools, forward-thinking lenders are building intelligence assets that learn from every loan, evolve with the business, and become more valuable over time. JazzX helps lenders build a governed system of intelligence above their existing LOS and enterprise systems - giving them the ability to create and extend their own AI assistants, agents, workflows, policy logic, and reasoners around the way they already operate. Ready to own your technology and own the future of mortgage lending? Schedule a call with our team to learn about the JazzX platform.”

When I speak to the best loan officers, they’ve figured out how to minimize time chasing down documents, and more time growing and moving their pipeline. When a POS creates friction (incomplete applications, stalled disclosures, and missing documents) it costs you revenue. The Maxwell Point of Sale, removes that friction. Lenders on the Maxwell POS experience 90 percent application submission rates, and an average clear-to-close under 18 days. More meaningfully, LO officers on Maxwell close 20 percent more loans a month. Over 300 lenders and financial institutions have already made the switch. See what's possible at himaxwell.com.

STRATMOR on Mergers

One common misconception about working with a transaction advisor is that it means settling for a lower offer. That simply isn’t the case. Working with an advisor knowledgeable in the space helps ensure you receive a fair and competitive offer. STRATMOR Group works with many of the industry's leading banks, independent mortgage companies, lenders, brokers, private equity firms, and strategic capital sources. But bigger doesn’t always mean better. The right partner may be a smaller firm that shares your culture or brings something new to the table. And selling may not even be your best option. STRATMOR’s business model, cultural and financial assessment process can help you evaluate your choices and determine the best path forward.

In “Succession Planning Assessment: The 10 Questions Every Mortgage Owner Must Answer,” STRATMOR Principal Amanda Gibson explores the important questions every owner should consider before making a move. Mortgage Compliance Dataset: From Development to Implementation

MISMO President Brian Vieaux weighed in on the Mortgage Compliance Dataset. “The MISMO Mortgage Compliance Dataset is a standardized electronic loan data file designed to support mortgage origination compliance examinations. It gives lenders, regulators, and compliance technology providers a consistent structure for exchanging and testing loan-level information.

“Regulators from California and Iowa have now publicly outlined plans to use MCD in their mortgage examination processes. Examination requests can vary by state in format, terminology, and data requirements. Even when regulators are asking substantially similar questions, lenders may need to interpret each request separately, create a new extract, map fields, validate the information and resolve exceptions. MCD replaces much of that custom work with a repeatable data standard.

“California’s Department of Financial Protection and Innovation plans to assess lender and LOS readiness in 2027 and conduct an MCD-based pilot examination by the end of the first quarter. Iowa has added Information Request 5002 to Mortgage Banker examinations initiated after November 1, 2026. That request directs lenders to provide electronic transaction data in MCD format for all loans originated during the review period.

“This is no longer a future use case. Regulatory implementation has begun. The larger MCD story is what happens when standardized examination data is adopted at scale. MCD does not reduce a lender’s compliance responsibilities or eliminate examinations. It reduces the avoidable work surrounding those responsibilities: interpreting unique requests, building custom extracts, remapping fields, reconciling inconsistencies, and correcting formatting problems.

“Lenders should also begin discussing MCD directly with their state regulators. Ask about Information Request 5002, pilot opportunities, and implementation expectations. California and Iowa are moving. Others will follow. The industry spent years building the standard. Now lenders and their technology partners need to be ready.” (Read the full article here.) #VieauxPoint

Capital Markets

Treasuries continued their rally yesterday as a sharp decline in oil prices, driven by optimism around a potential U.S.-Iran diplomatic breakthrough, and continued weakness in high-beta equities fueled safe-haven demand and pushed yields lower, particularly at the long end of the yield curve. This renewed flight-to-quality demand for Treasuries has pushed the 10-year yield below 5 percent and provided some relief to mortgage-backed securities. However, wider primary/secondary spreads limited the benefit to borrowers, with lenders retaining much of the improvement rather than passing it through to mortgage rates.

Data yesterday saw manufacturing remain resilient in October, with the ISM index rising, signaling stronger expansion despite ongoing input-cost pressures, while the final S&P Global PMI was revised down slightly. In contrast, September construction spending fell 1.9 percent month-over-month and 2.7 percent year-over-year, driven largely by a slump in residential investment as elevated financing costs continued to weigh on housing activity. Investors stayed cautious ahead of the midterm elections and Treasury refunding announcement, which projected $618 billion in borrowing for October–December and $800 billion for January–March 2027. While the announcement modestly reduced projected Q4 borrowing, underlying financing needs increased by $24 billion, with $800 billion projected for Q1 2027, putting greater focus on future issuance composition and its potential impact on longer-term yields and mortgage markets.

It’s election day today, and it’s shaping up as a referendum on the Trump administration, with cost-of-living pressures, fuel prices and AI-related economic concerns dominating voter sentiment. For mortgage markets, the outcome could influence Treasury yields through expectations around fiscal policy, government spending, deficits, and the likelihood of legislative gridlock. A divided government could limit major policy changes and potentially provide some stability for rates, while a broader Republican hold could raise questions about additional fiscal stimulus and deficit-financed spending, potentially putting upward pressure on Treasury yields. Conversely, a Democratic House could introduce greater policy uncertainty and episodic volatility as markets assess the implications for the administration's agenda. However, the election's impact on mortgage rates will likely be secondary to inflation, Treasury market sentiment, and the Fed's December policy decision; any short-term rate relief will depend more on a sustained decline in Treasury yields than on the election outcome itself.

The markets are watching the price of oil dropping $10 per barrel, which is bound to help… lots of things. Today’s economic calendar kicks off later this morning with September Business Inventories, which will be followed by September JOLTS - Job Openings, and September Factory Orders. In addition to economic data, there is election uncertainty, technology earnings, and geopolitical risks all poised to drive further volatility. With Treasury strength yet to translate into meaningful mortgage-market improvement, we begin the day with Agency MBS prices little changed from Monday’s close, the 2-year yielding 4.61, and the 10-year yielding 4.92 after closing yesterday at 4.90 percent.
