Broker, Home Equity, Verification, M&A Data; Legal Issue Conference; Non-Agency Product News

Sometimes you and your teammates have different priorities. I head to Dallas tomorrow for a private mortgage event, where the priorities will probably be mostly aligned. Besides the election, and perhaps the inflation-beating Costco’s Thanksgiving meal, the profitability of HELOCs, 2nd mortgages, and equity products in general will definitely be a discussion topic. In the past much of this product (85 percent by some estimates) was held by banks. Now that is estimated to be down to 65 percent, and non-banks of all shapes and sizes are coming on strong, market-share-wise. Besides having decent margins, some will say these products are the best recapture tool today. While this is going on, the adjustable-rate market is still… a jumble? (Remember the saying, popular with some, “Date the rate, marry the house.”?) Borrowers with 3-1, 5-1, 7-1s that are adjusting are in for a rude awakening, simultaneously leading to LOs having to explain rates but also potentially leading to a lead source for nimble originators. (Today’s podcast can be found here. This week’s ‘casts are presented by FirstClose, which helps financial institutions grow a successful home equity business with innovative solutions that minimize application drop-off, automate time-consuming processes, and reduce time to close from weeks to days. Today’s has an interview with Keynova’s Beth Robertson on growing competition and innovation in digital home equity lending, emphasizing faster applications, real-time prequalification, transparent pricing, and streamlined, personalized customer experiences as key differentiators for lenders.)

Lender and Broker Products, Services, and Software

Lender M&A? The financials show growth but they don’t show whether there’s an engine behind it. Borrowers demand a lender owns, through online search and AI visibility, IP that stays when people leave, and holds when markets turn. The RankWriters Growth Engine Score™ measures it from public data before the offer, against matched peers, and recommends how to protect it through integration. To price it right, know the flywheel, not just the volume. Get a redacted sample.

Dark Matter made headline LOS news on Friday, acquiring House Numbers’ agentic AI platform for home lending and bringing on the team that built it. House Numbers co-founder and CEO Jeff Levinsohn joins Dark Matter as chief AI officer. AI is already at work inside the Empower LOS, with their Aiva Intelligence recognizing documents and driving intelligent workflow across the loan lifecycle. This new agentic AI platform will take that further and faster: purpose-built for mortgage, proven in live production, acting only when they’re confident, following compliance rules written into the system and keeping people in control of the decisions that matter. As agents take on more of the mundane work, lending teams are freed to review, work exceptions and serve the American homebuyer. Less doing. More reviewing.

Servicing modernization is on the agenda in New York and Austin. Starting November 2nd, Team Sagent will be on the ground at two major industry events, connecting big-picture conversations about growth, modernization, and operational excellence to the technology servicers need to move forward. At MSR Forum NYC, David Doyle takes the stage Monday, November 2 at 10:45 AM ET for a discussion on maximizing recapture opportunities, deepening customer relationships, and creating value beyond the MSR. Ken Knudsen will also be available to share insights and talk shop. At Freddie Mac CONNECT 2026 in Austin, meet Laura Packard and Lamar Clement to discuss what’s next for servicing. Behind those conversations is Dara by Sagent, the modern platform that brings the entire servicing lifecycle together through shared data, connected workflows, embedded intelligence, and one unified experience. Find Team Sagent next week and discover what servicing looks like when everything finally comes together.

Nothing says “efficient mortgage process” like chasing down verification status in three different places. On November 19th, 1PM ET, LenderLogix and Argyle are teaming up for a live webinar to show how their integration brings income and employment verification into the lender’s existing LOS workflow. And this isn’t just a product walkthrough: Premium Mortgage Corporation is joining the conversation to share how they’re putting it to work and what they’ve seen so far. Register here!

$13.2T in Accessible Home Equity. 88 percent Is Held by Rate-Locked Homeowners. First American Data & Analytics has released its inaugural Accessible Home Equity & Mortgage Rate Lock-In Trends report, bringing together property, mortgage, and valuation data to examine where equity may be accessible and how mortgage-rate lock-in shapes the picture. U.S. accessible home equity reached an estimated record $13.2 trillion in Q2 2026. Yet $11.6 trillion (about 88 percent) was held by homeowners with mortgage rates below the prevailing rate. Of locked-in accessible equity, 83 percent was classified as extreme, with mortgage rates more than 150 basis points below the prevailing rate. The report provides national, state and metro-level estimates, severity analysis and historical trends dating to Q1 2005, giving mortgage professionals market-level context on where equity is concentrated and how conditions differ across markets. A perfect storm is building over retirement. People are living longer, costs keep climbing, and far too many baby boomers are crossing into retirement without enough savings to carry them through it. Here's the break in the clouds: they are sitting on near record home equity, and the right loan turns that equity into income, security, and years of breathing room. That is where you come in, and many of these homeowners are already in your database, waiting for a conversation instead of a pitch. Join us for another NMP Webinar, "The Untapped Potential In Retirement Lending: Finding Opportunities In Your Book Of Business," on Thursday, November 5 at 1PM ET/10AM PT, and learn how to spot, prioritize, and reach those clients with a repeatable 30-day activation plan. Mergers and Acquisitions

As mentioned above, Dark Matter acquired House Numbers’ agentic AI platform for home lending, and the team behind it is joining Dark Matter. House Numbers co-founder and CEO Jeff Levinsohn will also join Dark Matter as its Chief AI Officer. “House Numbers had already built AI agents and proven them in live mortgage production, so bringing that work and its team into Dark Matter accelerates what we were already building for you. It also reflects where Dark Matter is today: in a strong position to invest in your future… Nothing changes for you today. Your Empower environment, your agreement, your support team, and your Dark Matter contacts all stay the same, and there’s nothing you need to do. We’ll share more over the next couple of weeks but expect some exciting announcements over the next few months, as well as at our Horizon conference in April next year.”

Capital Markets

U.S. Treasuries and Agency MBS prices rallied sharply to close last week, pushing Treasury yields across the curve down approximately 40-basis points from their October highs. Equity-market volatility and growing skepticism surrounding AI-driven earnings revived the traditional flight-to-quality trade, suggesting the early-October yield spike may have been due to short-term market positioning and trading dynamics rather than a meaningful deterioration in economic fundamentals that would warrant higher interest rates.

Equity-market stability, midterm-election outcomes, and geopolitical tensions involving Iran are big-ticket items to keep your eyes on, though the outcome of the midterms shouldn’t meaningfully change the U.S. economic outlook. This week closes with October payrolls on Friday, which is expected to rise by 65k alongside an unemployment rate that remains at 4.2 percent, consistent with a stable labor market.

Today’s economic calendar kicks off later this morning with Final October S&P Global U.S. Manufacturing PMI, September Job Openings, September Construction Spending, October ISM Manufacturing, and U.S. Treasury's quarterly refunding financing estimates. We begin the week with Agency MBS prices little changed from Friday’s close, the 2-year yielding 4.59, and the 10-year yielding 4.92 after closing last week at 4.93 percent, down 6-basis points over the course of last week.
